This building has a 3,900 ft. footprint plus approximately 1,950 ft. of balcony for a total of 5,850 ft. The balcony does go over and partially blocks the 2 overhead doors on the west side of the building. This building is on the northern lot (lot 6 which could be sold off separately. There appears to be no plumbing in this building, although the building is heated. The 3rd building is a frame construction and the northern end of it is open with racks for storing pipe or lumber etc. Also, on Lot 6 is a 3,200 ft. open air (but closed in on 3 sides) building that I would describe as a loafing shed. There are several other miscellaneous type sheds as well. There is not a loading dock per se attached to any building, however there is a loading ramp on Lot 7. 440 3-phase electric is in front of the building and the main electric panel indicates that there is 240 3-phase wild leg. The building is on Montezuma Rural Water and the sewer is on a septic system (although I am told that municipal sewer is close by). It is also serviced by Atmos natural gas. In the past this building has been used for a construction company, a hemp growing business, but is currently vacant. I think an ideal use would be for a truck transfer station, a moving company that needs heated storage, a tow truck company needing lots of yard space and any other operator that would need tall open span buildings as well as yard space. Another very good possibility would be to add ministorage buildings or even boat/RV storage.
