Many might be wondering one common question: how does earnest money factor into all of this? An earnest money deposit is a more effective way to make your bid more attractive to the seller.

In this article, we will explain what earnest money is, why it is important in the world of real estate, and how you can better protect your funds.

Real Estate: What is Earnest Money?

Also known as a good-faith deposit, earnest money is a sum of funds that you put down to show your commitment to purchasing a house. It will provide the seller with adequate protection and assurance should the buyer back out of the deal or cannot complete the sale. These types of funds are often held in an escrow account until closing on the house commences, and buyers often send their good-faith deposit via wire transfer, a certified check, or a personal check.

How Much Snow Does Dolores Colorado Get

Considering a move to Dolores Colorado? Maybe you're just scoping the place out and want to know about the weather. Dolores is a beautiful place to call home but we definitely have our distinct Seasons.

Winter

In the winter which is primarily December to February, we get about 60 in of snow per year. Now remember, that's total for three or four months. It usually doesn't happen all at once. This is more than the US average which is just 28 in.

Our winter temperatures typically range from the teens to the low 20 degrees Fahrenheit with the average highs in the mid 30s to low 40s.

Dolores Colorado weather throughout the seasons.

In Spring, which is March to May, the snowfall definitely begins to decrease. We might get a little bit of a skiff in March or even April, but by May, most of the average snowfall has turned to rain. But we can get up to 9 in April, depending on the year and what the weather is doing across the country.

Temperatures in the spring we'll see highs around 50° and lows about 25°. In may, those temperatures rise to about 67° with a low of about 38°.

In summer, of course we don't have snow, Now is the time to really get out there and enjoy all that Recreation around Dolores. In the summer we see average temperatures of about 75° and lows near 45°. This is really a comfortable and Mild summer, not like super hot summers in Arizona or the South.

In the fall, the snowfall will start in about November with an average monthly total of about 10 in or so. September we'll see highs of about 74° and lows near 45 degrees but as October and November approaches, those temperatures will drop to about 50° for a high and a low of around 25°.

We do see a lot of snowfall throughout the winter months and this allows for skiing, snowshoeing, cross country skiing, snowmobiling, and sledding.

These historic Treasures are unrivaled throughout the country, spanning over $176,000 Acres. It offers well-preserved remnants of Native American cultures, ruins of homes and shrines, and monuments dating to the era of the ancient Puebloans. Explore the canyon of the ancients to see how ancestral people lived and adapted to the American Southwest. This is also home to gorgeous isolated Canyons with incredible ruins and spans of trails, and it is a great spot for off-roading, biking, camping, and hiking. It's definitely something to explore if you're in Dolores.

Geyser Spring Trail

The Geyser Spring Trail is one of the hidden gems in the San Juan National Forest. While it's not Old Faithful, it's still extremely impressive. It's the only true Geyser in the state, and if you hang around long enough, you might actually see it erupt as the sides of the pool spill over into the little creek nearby. Take the newly constructed bridge across the river, two and a half miles and 500 FT elevation up the hillside to explore this unique geyser and hot springs.

Memorial Rock

Now, you might not think that a rock is one of Dolores's main attractions, but surprisingly, it's so big that they just had to turn it into a landmark. This unique feature looks like it has dropped right out of the sky and is quite an unusual focal point in town. In 2019, after thousands of years of freeze and thaw cycles, the wide cracks on the cliff above the road gave way, and a large piece of the rock weighing in at about 8.5 million pounds tore an 8 ft swath in the highway and settled on the shoulder. This Rock was too heavy for explosives to clear it and instead, the Department of Transportation literally just rebuilt the road around it., well it might not be something to sit and Ponder at, it's definitely a landmark to drive by.

Boggy Draw Trail System

Just outside of town, you'll find 75 miles of well-maintained trails ideal for mountain bikers. There are different levels of difficulty as they weave through Meadows and forests. It's ideal for hikers, bikers, motorcyclists, horseback riders, and even off-road vehicles less than 50 in.

McPhee Reservoir

McPhee Reservoir

The McPhee Reservoir is the largest in the San Juan National Forest and the second largest in Colorado. It offers 50 miles of Shoreline with a campground, boat ramp, fishing options, Trails, and bike routes. This is our place to recoup and recharge on the weekends.

Train museum

Dolores has a fantastic little Train Museum and Gift Shop. It's home of the Galloping Goose number five, the centerpiece of the museum. This is a great way to explore the history of the Rio Grande Southern railroad. There's a miniature train layout of Dolores in the 1940s, special events and exhibitions throughout the year, and a fabulous little gift shop to remember your visit.
