Dalton Ranch

Home to the Dalton Ranch Golf club, enjoy gorgeous views in every direction only 6 miles north of historic downtown Durango. Encased in the red cliffs of the San Juans and with the Animas River flowing through the neighborhood, this is a fantastic place to call home. The Club offers a restaurant, sports bar, and pro shop all open to the public. They also have a year-round fitness center, seasonal outdoor swimming pool and tennis and pickle-ball courts available to members. Only minutes away is PJ's gourmet market, wine & spirits, a True Value hardware store, Hermosa Cafe, a gas station and the Durango Hot Springs.

 

SkyRidge

Backing up to Raider's Ridge and Horse Gulch public recreation land, SkyRidge sits atop the mesa overlooking the town of Durango. Here you will find a mix of townhomes and single family homes. The family-friendly neighborhood includes a park, playground, tennis courts and easy access to local hiking trails. Only 5 minutes to downtown!

 

Hillcrest

Sitting on the rim of the Fort Lewis Mesa, you can over look the downtown area of Durango while having easy access to the breathtaking Hillcrest Golf Course. Enjoy privacy while still being close to everything you could need. Predominately single-family homes. 

 

Rockridge

A well established and highly sought after neighborhood, Rockridge is nestled between the base of Perrins Peak and Animas City Mountain. Ideal for those looking for privacy and more open space while maintaining proximity to downtown Durango. 

 

Animas City

Dive into the history of the area in the northern neighborhood of Animas City. Originally its own entity, Animas City was approved to be annexed into Durango in 1847. This family friendly area showcases a diverse array of home types. Close to schools, restaurants and many trails, it's no wonder so many call this neighborhood "home".

 

Three Springs

Three Springs is southwest Colorado's only traditional neighborhood development. The vibrant developing neighborhood offers restaurants and easy access to many trails including the future access to the Animas River trail connecting throughout the city. Next door to the Mercy Regional Medical Center's Campus and only 10 minutes from downtown Durango. 

 

Glacier Club

Set within the San Juan National Forest, between downtown Durango and Purgatory Ski Area, is the Glacier Club, a private mountain and golf community. This elite neighborhood includes two golf courses, two fully appointed clubhouses, three swimming pools, tennis and pickle-ball courts, and casual and fins dining venues. Luxury condominiums and homes are scattered throughout the area within tall pines. 

 

Durango West

Durango West and Durango West II are located just 10 minutes west of downtown Durango. You're sure to enjoy this family friendly neighborhood nestled within the ponderosa pines. Here you will find affordable homes with excellent proximity to town and countless outdoor adventure opportunities. 

 

Edgemont

Just six and a half miles northeast of downtown Durango, Edgemont Ranch is split into three sections: Edgemont Meadows, Edgemont Highlands and Edgemont Ranch. Close to town but still offering an "in the pines" setting, you will find a diverse variety of properties most being on an acre or more. Here you can enjoy easy access to the Animas River and only short drives to Lemon Dam and Vallecito Reservoir. 

 

Twin Buttes

This developing neighborhood sits only minutes west of downtown Durango. Surrounded by some of Durango's finest hiking and biking trails, you can truly connect with nature here. The community includes a park, playground and farm stand with plans to house more businesses, a school, restaurants and more. 

 

Rafter J

Rafter J consists of over 300 lots which all sit on 3 acres minimum. only 10 minutes from downtown Durango and a mere 5 minute drive up Wildcat Canyon, homes are surrounded by tall pines and enjoy stunning views of the La Plata Mountain range. Lake Nighthorse, a clear mountain water lake offering swimming, fishing, boating, SUP and more, is only minutes away. 

 

Purgatory and Cascade Village

Durango's local ski resort is surrounded by many condos, townhomes and apartments. The townhomes within Purgatory Resort Village have ski in/ski out options and all with incredible access to one of the best ski resorts in Colorado. 2 miles north, Cascade Village offers beautiful townhomes with breathtaking views alongside amenities like a restaurant, pool, hot tubs and gym. Across the street from Purgatory Resort are several new construction single-family homes. Neighborhoods here include Engineer Village, Tacoma Village and Twilight Cabins. 

 

Longhollow 1, 2 & 3

Located a beautiful 20-minute drive southwest of Durango, this region boasts a high mountain desert landscape adorned with piñon, juniper, and sage. Nestled near Lake Nighthorse, accessible via Wildcat Canyon Road, this area is managed by an HOA that permits horses and manufactured homes, all while remaining free from any metro district constraints. Conveniently positioned between Aztec/Farmington and Durango, it offers an ideal location for effortless commuting and breathtaking vistas of the La Plata Mountains.

 

Trapper's Crossing 

Nestled in the serene countryside of Durango, this subdivision consists of a collection of luxurious homes offering expansive views of the La Plata Mountains, all within a 10-minute drive from downtown. The community features a spacious green belt, and each parcel of land is generously sized, with a minimum of 7 acres. Horses are allowed here depending on lot size. Nearly every lot within the subdivision has sweeping panoramic views, spanning from the iconic Sleeping Ute peaks near Cortez to the northward-reaching Needles Mountains.

 

Shenandoah

This charming neighborhood features a diverse collection of top-notch residences dispersed amid the landscape. Towering ponderosa pines, serene ponds, and picturesque La Plata Mountain vistas are prevalent, enhancing the natural beauty of the area. Each parcel is a minimum of 3 acres, ensuring privacy for every home, while the convenience of a quick 12-minute drive to town simplifies daily living. Depending on their size, some lots within the community permit horses.. Additionally, the proximity of Lake Nighthorse offers the opportunity for seasonal water sports.

 

Sundance Hills

This predominantly level neighborhood offers a variety of housing options, including traditional homes, modular houses, and mobile homes. It borders BLM land, providing acres of open space and views of the La Plata Mountains. The area is abundant with wildlife, including elk, deer, and turkeys. Positioned to the east of town, it offers a convenient location for commuting to Bayfield. Sweetwater Springs

Traveling northeast on Florida Road from Durango, you'll find this neighborhood, featuring large lots designed for upscale homes, complete with the option for horses, privacy, and a serene natural setting. The landscape combines open meadows, gently rolling hills, and majestic tall pines. It's conveniently located just 15 minutes from downtown Durango, a stone's throw from Lemon Reservoir, and perfectly positioned halfway between Durango and Vallecito Reservoir.

 

Aspen Trails

Just 12 miles from downtown, this neighborhood is characterized by lush groves of aspens and spruce trees. Situated in proximity to Lemon Reservoir and Vallecito Reservoir, it also boasts a meandering creek. The terrain is relatively steep, with an assortment of A-frames, modular homes, cabins, and mountain residences, though not all are inhabited year-round. The winters can pose challenges due to the steep roads. This neighborhood is abundant with wildlife, including elk, bears, and deer, making it a habitat-rich area.

 

Tween Lakes

Typically used in the summer, these homes are situated along steep and winding roads, 4x4 access only in the winter months. Nestled between Lemon and Vallecito Rexervoirs, it is a heavily forested neighborhood. Wildlife sightings are frequent, adding to the natural allure. Each property requires its own water well, septic system, and bottled propane. 

 

Durango Hills

Abundant with ponderosa pines, spruce, and aspens, this mountainous terrain has been home to a neighborhood since the 1970s, resulting in a diverse array of home styles. The elevated lots toward the hilltops offer stunning vistas, and with most lots spanning at least 3 acres, there's ample privacy between homes. Residents also enjoy direct access to national forest land.

 

Florida River Estates

Split into two sections, this subdivision features one part along Florida Road, bordered by the Florida River and two stocked ponds for fishing. The other section, situated uphill, is surrounded by an abundance of towering pine trees. While county maintenance oversees the roads, traveling deeper into the area can be challenging during winter. Certain lots in the subdivision allow horses.

 

Los Ranchitos

15 minutes from downtown Durango, Los Ranchitos is located in the Florida River Valley. Set on the mountain side and encased by the surrounding ponderosa pines, you will find a friendly community. The HOA maintains maintains the roads within the subdivision. 

 

Sierra Verde Estate 

Near the northern edge of Lemon Reservoir, this site provides immediate access to the large lake, teeming with brown trout, rainbow trout, and kokanee salmon. Enjoy exceptional privacy amidst the thick cover of pines and aspen trees. Winter access may prove challenging, requiring the use of a four-wheel drive. While a central water system is in place, a septic system and bottled gas are essential for individual properties.

 

Celadon

Water! This community has a diverse range of water features, including the Animas River, Bear Creek, and private ponds. Revel in breathtaking views of the Animas Valley and the majestic Needles Mountains. With direct access to the San Juan National Forest, residents have their backyard transformed into a haven for Colorado outdoor activities like horseback riding and hiking. Horses are permitted, and wildlife visitors are frequent. The homes, set amidst mountainous terrain, contribute to an exclusive and upscale development.

 

Hermosa Vista

Nestled in the Animas Valley, this coveted flat pastureland boast stunning views  of red cliffs stretching along the valley. City utilities and convenient proximity to Dalton Ranch Golf Course, Durango Hot Springs, make this a sought out area to live. 

 

Falls Creek Ranch

Spanning just below 1,000 acres, this subdivision hosts distinctive residences. There is a private lake, inviting activities such as fishing, swimming, and kayaking. The secluded neighborhood offers hiking trails, cross-country skiing routes, towering pines, and open meadows for residents to enjoy.

 

Waterfall Village

Situated in the esteemed Animas Valley, this subdivision is positioned across the highway from Missionary Ridge and just a 10-minute drive from the downtown Durango. The Ranch - Animas Valley
